EastEuro Link hosted its 4th Annual Real Estate Forum in Czech Republic on 25th January 2008, with participants and speakers from all over Europe in attendance. Taking place in the Ambassador Zlata Husa Hotel in Prague, the event was supported by a host of associate sponsors and media partners involved in the real estate sector.

 

Proceedings were opened by the chairman, Mr. Tewfik Sabongui, Managing Director, Jones Lang LaSalle. Mr. Sabongui provided a useful overview of the CEE market . This was followed by thorough outline of the effects of the global financial markets crisis on the CEE Markets by Mr. Michail Ivanov, Managing Director of REAG. He concluded that the developments within the financial aspect of real estate are leading to increasing liquidity and diversification should be positive in the long run, as markets tend to correct themselves if they have gone too far in one direction.

 

The next speaker to take the stand was Mr. Martin Skalicky, Investment Director of Reico Investicni Spolecnost, who delivered a highly informative presentation on the financial policy and future direction of CEE Investment Funds, aided by a REICO case study. Dr. Piotr Gozdziewicz and Mrs. Mira Kantor Pikus of ING Lease then presented a fascinating speech on the tax effective financing of real estate investments in CEE region, providing a insight to the successful financial instruments across different countries of the CEE. To conclude the morning session, Mr. William Glennon, Managing Partner of the Underwriters Trust Transaction & Risk Management LLP, spoke about mitigating Risk in CEE Real Estate Investment.



After a lively networking coffee break that also enabled delegates to establish new useful business contacts, the next session commenced with a view from the real estate agency by Mr. Andrew Peirson, Senior Associate of King Sturge. Mr. Peirson captivated the audience with his perspective on developments in the CEE Office Property Market, followed by Mr. Jorg Banzhaf, Managing Director of ECE Projektmanagement and detailed analysis of developments in the CEE commercial property market. Mr. Harry Bunbury, CEE Logisztics Director of DTZ presented overview of the industrial warehouses and logistical investments in the region delivering very useful insight on developer’s influence across CEE vs. unprecedented investor demand.

 

Recent developments in the CEE residential property Market were exhamined throught the presentation of Mr. Eitan Padan, CEO of Engel East Europe who spoke about opportunities created by the fading of the communist economy, disposable income amongst home buyers and its prospects and potential of CEE property market in terms of easy financing.

 

Following an extended networking opportunity accompanied by some delicious food, the afternoon session turned our attention towards regional case studies with a special focus on Czech Republic, Romania and Bulgaria, Turkey and the Ukraine – delivered by Mr. Omar Koleilat, CEO of Crestyl, Mr Pavel N. Tzanev, LL.M., Managing Partner of  LEGA CONSULTING and Dr. Arne Bongenaar, Managing Director of ACTEEUM Group.

 

The final session gave a comprehensive guide to legal issues and new regulations, firstly through the presentation of Ms. Anna Lengiewicz, Partner at Lengiewicz Wrońska Berezowska office who spoke about legal processes for foreign acquisition of property; and then through the study of EU White Paper on mortgage credit–foreseeable challenges for lenders and customers delivered by Mr. Christian König, Head of Office of European Federation of Building Societies.

After a highly informative day for everyone, the chairman closed conference by summarising the wide range of ideas and discussions that had taken place throughout the day. The delegates were then free to engage in additional networking opportunities at the cocktail reception.

Overall, the conference was a great success and brought together a number of influential players in the CEE real estate industry to engage in numerous discussions and listen to some excellent insights into the sector.
